By sharing opportunities with our client partners, we have managed to keep project indebtedness low and cash flows positive. Each project's profitability is insured by conservative debt loads. This helps us maintain our buildings in a superior state of repair and enables us to offer space at competitive lease rates. The result of the strategy has been extremely low vacancy rates through the recession. The benefits to our client partners of our conservative investment and management philosophy has enabled us to weather the last five years with tenanted and profitable buildings in a market that has devastated many.
